Our completed buildings — Ishan Heritage on Kanke Road, Ashok Heritage in Bariatu, Padmaalaya in Madhukam and Hari Kripa on Itki Road — are fully occupied, so homes there become available only when an owner resells. We do not hold unsold ready stock. Aanandam on Ratu Road is the project closest to possession.

Is a ready-to-move flat better than an under-construction one in Ranchi?

A ready home carries no GST, no construction risk and no waiting, but in Ranchi it almost always means a resale, where the price is set by the owner and can exceed developer pricing. An under-construction home costs less per sq ft, lets you pay in stages and gives you first choice of floor and facing — at the cost of time.

How do I check whether a ready flat in Ranchi is legally clean?

Ask for the occupancy or completion documents, the registered sale deed of the current owner, mutation records, the encumbrance certificate, and up-to-date property tax and maintenance receipts. For a resale, also check that no bank lien is outstanding on the flat.
